    Project Manager

    CCC’s project manager essential duties and responsibilities include, but are not limited to:

      • Creates and executes project work plans and revises the same as appropriate to meet changing needs and requirements
      • Identifies resources needed with management so projects are operating at most cost effective and successful potential
      • Assist in the estimating functions of the company
        • Solicit vendors for bids on new projects
        • Review and scope bids for completeness and in accordance to the contract documents
        • Collaborate with vendors and customers on value engineering ideas if needed to meet a customer budget
        • Discuss any constructability issues with vendors prior to finalizing any bids and share those issues with customer or design team
      • Establish and maintain customer correspondence and relationships
        • Verify customer purchase orders, contracts, and other related paperwork are accurate and in place prior to project commencement
        • Establish and maintain open communication links with designated customer representatives
        • Reviews deliverables prepared by team for accurateness before distributing to customer
        • Ensures project documents are accessible, complete, current, and stored appropriately within company
        • Hosts regularly schedule customer meetings including other project consultants
        • Establish cooperative rapport with customers to resolve open issues
        • Effectively strives to satisfy clients in all situations
        • Promote the company’s image through positive customer relations
        • Continue business development on a regular basis to ensure customers work with us on future projects
      • Coordinate job progress
        • Manages day-to-day operational aspects of a project and scope
        • Coordinates progress meetings with vendors to review open issues, costs, and schedule
        • Prepare and maintain field progress reports
          • Establish and document billing cycle schedules
          • Solicit and update job information from field supervisors
          • Routinely discuss overall status of projects with management
          • Manage and control entire paperwork process for each job
          • Confirm items required for job schedule are available and coordinate delivery with vendors
          • Minimizes our exposure and risk on projects
        • Prepare project pay applications and maintain customer outstanding receivables
          • Pay Application Preparation: prepare pay application according to percent complete ensuring all payable costs for materials and vendors are covered
          • Determine and maintain customer-billing cycles to ensure accurate and timely billings for completed work each month.
          • Pay Estimate Follow Up: consistently check in with customers to ensure they are in receipt of pertinent material certification to process pay estimates
          • Contact customers in regards to the collection of outstanding receivables
          • Confirm outstanding balances and reconcile any discrepancies with the customer prior to the issuance of customer’s payment.
          • Minimize and reconcile unbilled sales to achieve 100% completeness of the pay application process for each customer, each month.
      • Responsible for overall project financial progress and success
        • Meet monthly with management to review project financial statements
        • Ensure all project change orders and purchase orders are current with client and vendors so job costs are up to date
        • Review job cost projections on a weekly basis to help avoid any discrepancies in actual compared to estimate
      • Achieve established performance criteria
        • Know and understand the company’s objectives and goals and implement a strategy to attain those goals.
        • Follow supervisor’s guidance and instruction
        • Actively participate in the team, department, division, and company goals
        • Help train, cross-train, and develop other team members
        • Provide all necessary reports and data required to measure results
        • Support and foster a profit-driven philosophy for overall company success
      • Other duties assigned to help the company meet the goals and expectations
      • Good working within teams, able to self motivate, and manage time efficiently

    Qualifications

      • To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required

    Education and/or Experience

      • Bachelors or Associates Degree in construction and five to ten years of construction experience and/or training or an equivalent combination of education and experience
      • Experience managing construction in the public sector and/or with job order contracts (JOC) preferred

    Certificates, Licenses, Registrations

    • OSHA 30 Certification preferred

    Other Skills, Abilities, Qualifications

    • Proficient at Microsoft Office, including but not limited to Word, Excel, and Project
    • Understand and trainable on construction accounting software, such as Spectrum, CGC
    • Experience using construction estimating software, such as Timberline
